Now this chart can be a little misleading, or perhaps confusing. The two lines are for average Sold price (red) and average List price (green). At first glance you might see the obvious gap between the lines and think they listed it for X but it only sold for Y.
But that’s not what it’s telling us.
1) Instead the data on this graph is telling us the average List price for units coming on the market is X.
And, 2) The average price of units that are actually selling is Y.
So from this data we can see that what’s selling is the lower priced units. While the units coming on to the market are higher priced…
